DETAILS:

Roofing and Garage Doors
Dry-in Packages do not include final shingles or metal roofing. Shingles or metal roofing should be purchased locally. Overhead garage doors are also not included in Exterior Door Allowance pricing.

Snow and Wind Load
Our homes are designed with Montana type snow and wind loads incorporated into the designs. Some companies begin with snow loads of approximately 25 pounds. A typical Montana snow load is between 40 to 65 pounds snow load– significantly more. Which translates into a lot of ‘beefy’ lumber in our packages.

I-joist, LVL Beams, 2×10’s Etc.
All dry-in packages include I-joist roof rafters, LVL valley beams, and in some cases- if necessary- gang LVL’s or glulam beams for extra support.
All dry-in material packages for cabins 24′ width or less have 2×10 floor joists included. For packages over 24′ width I-joist are included for floor joists. Package with 2×10’s may be upgraded to I-joist per customer request.

Final Decking
All final exterior decking in quotes is based on 5/4″ Cedar Decking.

Deck Framing Detail
Deck Framing is all treated lumber 16″ on center (not 24″ on center). Exterior doors, windows, and final decking may be purchased separately. A detailed door and window schedule is included with all plan.

Pricing is subject to change without notice. Dry-in material package inclusions may be modified based on owner’s wants and needs. Owners are welcome to purchase exterior doors, windows, and/or decking separately. A detailed door and window schedule is provided with all blueprints. All published pricing is dependent on the snow and wind load of the final construction location. Prices may vary accordingly.

Any projected costs, cost estimates, material costs, and estimated construction/ building costs, are only the opinion of Cowboy Log Homes and are drawn from our experience. Every home is custom tailored to meet our individual client's wants and desires. The construction of a log or timber home is based on two primary costs: material provided by the log home company and construction costs contracted with Cowboy Log Homes as the builder or another builder of the customer's choice. Final costs are obtained and contracted with each respectively.
