Handcrafted Log Homes Package Inclusions:

Package inclusions for the handcrafted log homes is very similar to what is included for the milled log packages. The main difference between the two is all the precutting that is done to the log shell before it is shipped.

The log shell typically includes:

  1. Four Exterior Log Walls
  2. Solid Log Gables or Log Siding for Exterior of Gables
  3. Log Support Posts
  4. Log Head Beam and Support Posts for Covered Porches
  5. Log Floor Joists to Support Loft (as per plan)
  6. Log Roof System
  7. Log Staircase (as per plan)
  8. Log Railing (as per plan)
  9. Log Wall Assembly Hardware
  10. Construction Drawings

For plans over 900 square feet a handcrafted log package usually ranges between about $45 to $60 per square foot. Larger diameter logs are more per square foot. Plans under 900 square feet still require the same number of log corners, thus making them more expensive per square foot.

The other dryin materials which compose a typical manufactured log home package would include:

  1. Exterior Doors
  2. Windows
  3. Roofing
  4. Soffit
  5. Fascia
  6. First Floor Subfloor
  7. Upper Subfloor
  8. Exterior Door and Window Trim
  9. Interior Framing Lumber
  10. 1×6 Pine Tongue and Groove for Soffits and Ceilings

These materials usually range between about $18 to $25 per square foot. The main ingredients that make this cost vary are the owners choose of foundation, final roofing materials of shingles or metal, choice of exterior doors, and choice of either metal clad or vinyl windows. If a cement slab is being used then the first floor subfloor is not needed. Metal roofing is more expensive than shingles, but more durable. For a high wind area metal roofing is a good investment. Exterior doors can range from fiberglass to traditional wood. And with the windows the vinyl windows are less expensive than metal clad. The main attraction of the metal clad is if you desire a nice color selection. The vinyl windows are usually only available in white or almond — bone colored– jambs. Some companies are beginning to offer fiberglass windows but I do not have a list of available colors for the fiberglass windows yet.

The choice to purchase either a log shell or an entire dryin package is based on a few different criteria. A log shell cannot be purchased at just any store, so the natural starting point for log home packages is the log shell and construction drawings. A partial dryin package is where you pick and choose what you would like to have included. Sometimes if the owners desire a product like Western Red Cedar (which is readily available to us here in Montana) it is a wise choice to purchase any Western Red Cedar products through us and not purchase anything else. And for those who feel more comfortable for us to select your materials we can do that as well. So the choice is up to you and your builder.
